The lot you see above with a for-sale sign is at 3055 Salem Ave. S.E.. It’s on one of my bike routes through Albany, and it’s been vacant for as long as I can remember. But it may not stay vacant long.
The city planning division last week posted a notice about an application for a site plan review on the property. The site plan proposes a “new 28,444-square-foot building for Corrquest Automation, industrial office tenant spaces, sunken loading dock, and associated parking.”
The 3-acre lot is zoned for light industrial use, so the proposal seems to fit right in. Linn County tax records show that an LLC headed by the president of Corrquest bought the land this June for $725,000.
Corrquest describes its business this way to the state Corporation Division: “Machine automation, control system integration, control system design and programming, (and) machine installations.” They’ve been in business since 2008, and their current main place of business is on Old Salem Road in Millersburg.
Varitone Architecture, of Albany, worked on the Salem Avenue project along with the Corvallis engineering firm MSS Inc., according to the preliminary site plan.
The site is across the road from Waverly Lake, along Cox Creek. The site plan shows, besides an L-shaped building and other features, about 60 parking spaces.
Property owners within 300 feet of the proposed development have been notified. People have until Nov. 12 to send comments to the planning division.
It’s up to the community development director to decide on the site plan.
This is the first major construction project proposed along that section of Salem Avenue since the Waverly Place assisted-living and memory-care home was completed in 2017. (hh)
