Four days ago, someone asked on the website Nextdoor: “Does anyone know what is being constructed up on Northwest 24th near the Benton Woods roundabout?” I had wondered the same thing when a bike ride took me past this location in North Albany on April 8.
With the help of Matthew Ruettgers, the City of Albany community development director, I found the answer on the city’s website.
The short answer is that a contractor for the property owner has started building the streets, water lines and sewer pipes for North Hills Estates, a 28-lot subdivision of detached single-family houses.
On June 28, 2021, the Albany Planning Commission approved a tentative plat for this development on 6.75 acres of vacant land south of N.W. 24th, west of Laura Vista Drive.
Myers Construction Co., of Albany, was the applicant for the subdivision. Reese & Associates, also of Albany, were the engineers for the project.
Mid-Valley Gravel Co. is the contractor working on the site, according to the city’s online map of current projects.
The land includes wetlands, which are to be preserved. This is a “cluster subdivision,” allowing lots smaller than the 10,000 square feet otherwise called for by the residential zoning. Lots will range from 4,808 to 7,788 square feet.
On some of the lots, houses will be restricted to one story so that their neighbors are assured of getting sunlight even on Dec. 21, usually the shortest day of the year, if the sun happens to shine that day. (hh)
Did you notice the back fill? It appears to this non professional eye that a fairly thick layer of what appears to be debris from a demolition of some concrete structure from fairly good sized pieces to fine material.
I’m wondering if this is an acceptable fill? I can just imagine trying to grown any plants with this kind of fill under maybe a six or so inch layer of soil.
I guess we’ll have to wait to see if it becomes another 80 unit townhouse fiasco.
I read an article that said this lot was not going to build the single family homes and instead, build 80 townhomes. Guess we shall see.
That’s a different place. The 80 townhomes are planned on Laura Visra Drive south of Gibson Hill Road. The subdivision in this story is laid out west of Laura Vista and south of 24th Avenue N.W.
